AT YOUR WIT'S END VACATION RENTALS POLICIES
Check-In & Check-Out Times:
Check-In: 3:00 p.m. Depending on the property, keys may be picked up at the office or instructions for key boxes on the houses will be sent.
Check-Out: 11:00 a.m. Last day of reservation. (See Cleaning and Trash removal below.) Please return keys to the office located on the Mystery Hill property or replace in key box at property.
Tenants will be charged an extra day's rent if the property is not vacated at 11:00 a.m. on date of check out.
Responsible Party: The person whose name the property is rented in is responsible for all occupants complying with rules, policies & procedures. Persons must be 25 years of age or older to reserve a property. To book a cabin we require a credit card issued in the name of the tenant. All properties are non-smoking. If evidence is found that smoking has occurred in the property your credit card will be assessed an excess cleaning fee of $250.00 for deodorization.
Liability: At Your Wit's End Vacation Rentals is a property management agency that rents homes, cabins, chalets, cottages and condominium units for their owners. At your Wit's End Vacation Rentals is not responsible or liable for any loss of personal property of or personal injury to the tenant and/or any of the tenant's invitees, unless caused by the negligent or willful act on the part of the property management agency or the owner.
HOUSE PARTIES ARE STRICTLY PROHIBITED. Any complaints filed with the police department against the tenant will resilt in expedited eviction.
Liability for damages: Any damage MUST be reported to management immediately. Aside from normal wear & tear, the tenant will be responsible to pay the owner for any damages to the property or its contents during the vacation residency. Wits End Vacation Rentals, along with Travel Guard International provides a Securtiy Deposit Protector(SDP) for all 2 night minimum properties for a non-refundable cost of $39.00. This damage waiver protects you for accidental damage to the property or its contents up to $1500.00. You must notify management of any damage or theft before check-out or the policy is viod. It does not cover excessive cleaning of the property or hot tubs that may be requirred or any willful damage or gross negligence. This SDP is non-refundable and Wits End Vacation Rentals receives a portion of the SDP cost. In lieu of the Security Damage Protector, tenant can provide a refundable cash deposit. The deposit amount varies from $400.00-1,000.00, depending on the property. After departure, properties are inspected and if no damages are noted, refundable deposit will be returned within 30 days.
Rental Charges & Payments: There is taxable $45.00 processing fee for each 2 night minimum property. Tenant is responsible for all applicable state and local taxes. Reservations require 50% of the total within 10 days of making the reservation; blance is due no later than 30 days prior to check in if paying by credit card or cash/money order. If paying by personal check, payment must be received 45 days prior to arrival.
Agreement: A tenant agreement will be mailed confirming the reservation. We ask that you review, sign and return it promptly to secure your reservation.
Cancellations & Refunds: If you find you must cancel, please do so immediately. If cancelled, the advance rent payment will NOT be refunded, unless the property is re-rented for the same time period. If the cabin rebooks, the tenant will receive the advance rent payment less a $50 cancellation fee and the $45 processing fee. Any reservation made within 15 days of the arrival date is a guaranteed reservation and if you fail to keep the reservation the TOTAL amount of the reservation fee will be charged.
If tenant fails to arrive by 11:00 a.m. on the day following the scheduled arrival day, they forfeit any advance rental payment. Failure to pay unpaid balance forfeits all advance payment and reservation rights. No refund of unused days in the event of late arrival or early departure.
Weather: Weather in the mountains is often unpredictable and out of our control, therefore REFUNDS WILL NOT BE GIVEN DUE TO INCLEMENT WEATHER! It is strongly recommended that four wheel drive vehicles be used during the winter months. The property management agency is not responsible for road or weather conditions, power outages and any act of God. If inclement weather prevents your departure because your vehicle is not a "winter" vehicle, you will be charged at the ususal rate plus taxes for any additional night(s) needed unless property owner instructs us otherwise.
Cleaning: Even though the unit will be cleaned upon your departure, the tenant is responsible for general clean up including washing all dishes and removing all garbage and trash. There are several public disposal sites in the area. Wits End Rentals tenants may use the dumpster on the Mystery Hill property at any time including Sunday.( Leave beds unmade.)
TRASH REMOVAL IS THE RESPONSIBILITY OF THE TENANT. (See above) Never leave trash outside. $50.00 fee for trash not removed. If you notify management on or before your arrival date that you would like management to pick up the trash the cost will be $10.00 per pickup (everyother day). Requesting trash removal at checkout is $50.00.
A $25.00 service charge plus packing and postage will be charged when requested to return any left behind items.
What to Bring: Wits End Vacation Rentals provides paper products (toilet tissue, paper towels, trash bags) and complimentary soap and shampoo for your arrival, however, you need to plan to supplement some of these items.
Long Distance: Phones provided, local calls are free. Long distance calls requires a calling card or phone card.
Rental Capacity: All properties have a maximum capacity which includes children. This number will be noted on your agreement. If evidence is found that the party numbers more than the maximum capacity noted on the agreeement, then tenants have violated the agreement and may be evicted without refund.
Grills: Do not move grills. Be sure to turn off gas tanks.
Hot tubs: If your property has a hot tub, you will receive additional instructions. Failure to comply with instructions could result in damages or additional cleaning which will be charged against your damage deposit.
Pets: Some properties do allow pets. Pet fees (non-refundable), range from $20 to $100, depending upon length of stay.
Owner's Property: Please respect the owner's personal property that may be contained in locked closets, cabinets or in marked storage containers. Please leave furniture and other items as you found them.
Substitutions: The agent reserves the right to substitute accommodations if necessary.
Entry: We reserve the right to enter the property during reasonable hours for repair, care or management.
Miscellaneous: Please report any problem with equipment immediately. No refunds or discounts to tenants reporting problems at check out or after their stay. We make every attempt to remedy problems that may occur, however, refunds will not be given in the event of breakdown of major appliances, electronics, hot tubs, Jacuzzis, construction taking place in area, power/cable outages, or tenant dissatisfaction with decor or furnishings. (Tenants who decline an offer to relocate will not receive any refund or discount.)
Mandatory Evacuation and Expedited Evictions are described in the Tenant Agreement.
